Assessment is the provincially-legislated process of placing dollar values on properties for taxation purposes.

The Assessment & Taxation department is responsible for the valuation and classification of real property, personal property, and business occupancies within the MD for the purpose of distributing taxes fairly to landowners.

About Property Assessment

Governed by provincial legislation, property assessment is the process of placing a dollar value on properties in the MD for taxation purposes.

Assessment & Taxation Roles & Responsibilities

This department works to establish the assessed value for all property within municipal boundaries; prepare the annual tax rate bylaws for the collection of property taxes; produce an annual assessment roll reflecting changes in property condition, ownership, boundaries, and exemption status; and provide guidance and communications to the public and liaises with the public regarding statutory requirements and tax policy.

Property Assessment Factors

The assessment & taxation process is governed by provincial legislation; Your property assessment is based on a market value estimate from the prior year as measured by the real estate marketplace (e.g.: property sales).

Farmland, linerar property, and industrial machinery & equipmen are assessed using a process regulated by Alberta Municipal Affairs rather than by market value. Notice of Preparation of 2024 Assessment Roll

Notice is hereby given that the Assessment Roll of the Municipal District of Lesser Slave River No. 124 made under the provisions of Section 302 and Section 307 of the Municipal Government Act has been prepared and will be open to inspection at the MD offices in Slave Lake and Flatbush from Monday to Friday during regular business hours throughout the year.

Any person who wishes to object to the entry of his/her name or that of any other person upon the said roll(s) or the assessed value upon any property must lodge his/her complaint(s) in writing with the Municipal District on or before JULY 8, 2024.

Combined Assessment & Tax Notices were mailed on April 29, 2024. Fees as per Bylaw 2020-17 will be in effect for complaints lodged.

Notice to ratepayers

Your 2024 combined Assessment & Tax Notice covers the period from January 1, 2024, to December 31, 2024. These notices were mailed on April 24, 2024.

Frequently asked questions


Can I file a complaints about my assessment any time during the year?

NO. There is a 60-day timeline from the mailing date for filing complaints about an assessment. The deadline for filing a complaint is July 8, 2024.

If I file a complaint about my assessment, do I still have to pay my taxes by June 30?

YES. June 30 is a legislated deadline that must be adhered to. All property taxes must be paid, even if a decision has not been reached. A decision on your complaint may take until December 31, depending on the situation. If your complaint is successful, any overpayments that may occur as a result of an assessment change will be refunded.

When do I have to pay my taxes?

Property taxes are due on June 30 of each year. If you are mailing your tax payment, your envelope must be postmarked before midnight on June 30, 2024.

If payment is not received before the due date, penalties will be applied. Penalties of 6% of current taxes owing are applied on July 2 and October 1 and 12%, is applied to the total balance owing on December 31 each year for non-payment of taxes.

How can I pay my taxes?

There are many ways to make payments:

  • In person (cash, cheque, money order, Interac)
  • By mail
  • At the bank
  • Through telebanking and/or Internet banking
  • By using the after-hours drop box located outside the MD office in Slave Lake

The Municipal District also accepts monthly payments either by post-dated cheques or by direct debit from your bank account.

If I pay my taxes on July 1, will I have to pay interest?

YES. Taxes are due on June 30 each year. Legislation provides timelines for payment and dictates the deadline date for payment. A 6% penalty is applied to any current taxes not paid by July 2. The postmark on your envelope or date stamp on your bank payment will determine the payment date.

If I haven't received my tax notice yet, am I allowed extra time to pay?

NO. As a result of advertisements in the local newspapers and the MD website, Assessment & Tax Notices are deemed to have been received by the ratepayers. It is the responsibility of the ratepayer to provide the MD office with an updated mailing address or contact information.

What should I do if I haven't received my Assessment & Tax Notice yet?

Contact the MD office in Slave Lake at 780.849.4888 (toll free: 1.866.449.4888) to ensure that your contact information is recorded correctly and up to date on your tax account. If you have a change of address, we need to know.
